Service Charges

We work with you to set a service charge budget for the year ahead, once approved, we will issue the service charge demands, chase any outstanding service charge arrears, monitor the expenditure throughout the year and present the accounts for your review at the end of the year.

Ground Rent

We can support with the issue and collection of ground rent demands, if you are a freeholder and issue the ground rent demands direct, we are happy to keep it that way.

General Maintenance

We will support procuring contractors to carry out the regular maintenance at your building. If you have contractors in place who are providing a service that you are happy with, we will not force you to change, all we ask is that all contractors hold their respective insurances.

Major Works

We will guide and support you with the planning and implementation of any major works required or desired at your building, ensuring that section 20 notices are legally served so that all leaseholders are aware of the intended works, costs and kept updated with timescales.

Health and Safety & Compliance

Health and safety is changing and evolving, we work with you so that your building is compliant and safe for all.

Site Inspections

No one knows the building better than you; we carry out on-site inspections throughout the year to ensure that the building’s maintenance and its grounds are monitored and maintained.

AGM’s & EGM’s

We will work with you to ensure that Annual General Meetings are held and will support any Extraordinary General Meetings, should there be a need to discuss anything that cannot wait until the AGM.

Year-end Accounts

We support with the preparation of your Service Charge Year-End Accounts, once approved by you, they will be sent for completion by external accountants.

Insurance

We can offer procurement of Annual Buildings Insurance, D&O (Directors and Officers) and Public Liability Insurance through our go to insurance broker who will ensure that you are getting the best deal.
